Salta Properties required the design and construction of two speculative warehouse/office facilities of high standard and presentation. The adjoining facilities each comprised of a warehouse, office, amenities, concrete hardstand, carpark and landscaping.
The warehouses were designed for an overall ridge height of 12.2m with 5 tonne post-load, fibre-reinforced concrete floor slab and armour edging to all construction joints. Other features included a full height pre-cast division wall between the adjacent tenancies; external recessed loading docks with dock levellers, large loading canopies, ESFR fire sprinkler system to the warehouse and rainwater re-use.
The architect-designed offices were single storey with office elevations constructed of combined aluminium/metal wall cladding, aluminium framed windows and painted pre-cast panels to suit minimum BCA Section J requirements.
External works included heavy duty concrete pavement to truck manoeuvring and loading area; light duty bitumen pavement to car parking areas, sized to suit minimum council requirements. As well as auto-sliding gates to truck and car exit points with in-ground conduits for future automation/access control. Extensive native landscaping to meet local authority guidelines, including automated irrigation system.
Early involvement during the design stage of this project meant that input from Builtwise Constructions helped to maximize the potential of the site and provide a bigger warehouse and office area to the client – ultimately providing a higher rental yield.
